Benestare Residenciales begins construction in Zone 6 with the laying of the first stone
Guatemala, October 16, 2025 – With the groundbreaking ceremony, Forma Capital and Puerta Abiertainaugurated the construction of “Benestare Residenciales.” This new vertical housing development is located at the end of 15th Avenue, in the Jocotales neighborhood, Zone 6 of the municipality of Chinautla, Guatemala; a strategic location offering accessibility and proximity to essential services.
The start of construction on this project marks the tangible reality of the area's development, contributing to urban renewal and demonstrating the commitment to providing dignified housing for local residents. The business group expresses its satisfaction with the current demand and the community's confidence.
"Through Benestare, we are redefining the concept of housing in the area, allowing more people to access a safe and high-quality lifestyle. We are not looking to displace the community; on the contrary, we want to offer new housing options that will boost the area's economic development and attract other businesses and services," emphasized Federico Franco, director of Forma Capital Inmobiliario, the project's developer.
Benestare emerged as a proposal for families already residing in the area who wish to acquire their own home without having to relocate; and also for individuals seeking to invest in a strategic location near the city. Zone Six and the municipality of Chinautla have historically been recognized as hubs of affordable housing and dynamic commerce, characteristics that currently sustain their constant growth.
The complex will feature five apartment towers and a parking garage. Apartment models will be available with one or three bedrooms, ranging from 34 to 47 square meters, each with its own parking space within the residential complex. In addition, the complex will have security checkpoints, restricted access, security guards, and surveillance cameras for constant monitoring. The project will have its own well, ensuring a 24-hour water supply for all residents, thus guaranteeing a basic and essential need for their quality of life.
During the ceremony, the marketing company Puerta Abierta Inmobiliariaannounced that the project is now commercially active and those interested can request a guided tour of the model apartment or more information through the project's social media channels.
Among the purchase options, it was highlighted that the project is part of Banco CHN's "My First Home" program, an option backed by the Guatemalan government's First Housing Fund. This alternative allows families with incomes starting at Q6,500.00 to access monthly payments as low as Q2,600.00, thus facilitating the possibility of acquiring their own home under more favorable conditions that align with their financial capacity.
"The well-being that comes with owning a home is also reflected in financial peace of mind. That's why we offer convenient and secure financing options, allowing families in the area to fulfill their dream of homeownership without compromising their finances. Benestare is a comprehensive project that provides quality of life through its purchase options, family-friendly amenities, and state-of-the-art security systems," said Otto Rafael Herrera, director of Puerta Abierta Inmobiliaria.
Benestare positions itself as a modern, safe, and high-quality housing option, integrated into a growing urban and commercial area with access to the country's main roads, hospitals, universities, and shopping centers. With this new development, Forma Capital Inmobiliario and Puerta Abierta Inmobiliariareaffirm their commitment to improving people's quality of life through urban renewal.
