Guatemala, May 23, 2025. ÍNTEGRO, the real estate development arm of Corporación AICSA, presented its 2024 Sustainability Report, reaffirming its commitment to development that goes beyond the financial and translates into concrete impacts in the environmental, social, and governance (ESG) sectors. With this second report, ÍNTEGRO positions itself as the first real estate developer in Guatemala to institutionalize a sustainability reporting process using international standards such as GRI and SASB.

The document, titled “Development with Purpose. Development in Action,” details the progress achieved during 2024 in all of ÍNTEGRO’s operational and developing projects. These results reflect a dynamic, constantly evolving sustainability strategy that seeks to positively impact the communities where it operates.

“At ÍNTEGRO, we don’t just talk about sustainability, we live it every day. This report demonstrates how we are progressing with measurable actions, generating concrete results, and maintaining our strategy as an active and transformative roadmap,” highlighted Jorge Mario Figueroa, CEO of ÍNTEGRO.

The 2024 report covers the period from January 1 to December 31 and summarizes actions implemented in 10 operational projects and 2 projects in the planning and development phase across different regions of the country. From high-rise housing and shopping centers to hotels, the projects were analyzed using ESG dimensions with specific indicators that demonstrate progress and opportunities for improvement.

Among the main environmental milestones, the recognition as an “EDGE Champion” by the International Finance Corporation (IFC) stands out, for the commitment to certify 100% of new projects with the EDGE Certification -Excellence in Design for Greater Efficiencies-, with ÍNTEGRO being the first developer in Guatemala, Central America and the Caribbean to obtain this distinction.

In the social sphere, ÍNTEGRO has directly impacted more than 98,000 people through over 2,100 development, training, and well-being activities, and has generated 11,672 direct jobs, representing approximately 2.9% of formal employment in the construction sector. (INE 2023)

Furthermore, thanks to its organizational culture and practices focused on the overall well-being of its employees, ÍNTEGRO has been recognized on multiple occasions in rankings such as Employers for Youth, Employers for Youth Women and Great Place to Work, standing out as one of the best companies to work for in the region.

In terms of corporate governance , ÍNTEGRO strengthened its commitment to ethics and transparency by creating an Ethics and Conduct Committee, responsible for ensuring integrity in all company operations. This body leads the implementation of the Compliance Program, designed to foster an organizational culture based on ethical principles and mitigate the risks associated with corruption in all its forms.

The program was developed in conjunction with GuateÍntegra, and thanks to its correct implementation, ÍNTEGRO obtained the GuateÍntegra Type B Certification, a recognition of the company's commitment to good integrity practices.

As part of this effort, key mechanisms such as the Ethics Hotline and the updating of the Code of Ethics and Conduct were also implemented, thus consolidating a robust framework of compliance and institutional responsibility.

ÍNTEGRO was recognized by the business monitor MERCO, appearing in the 2024 Ranking of Companies with the Best Corporate Reputation, occupying the 61st position nationally. This recognition reflects the company's ongoing commitment to ethical, transparent, and sustainable management, as well as the value it generates for its employees, communities, strategic partners, and the environment.

Despite the progress, ÍNTEGRO acknowledges that significant challenges remain, particularly in accurately measuring the impact of its actions. Therefore, it has strengthened its monitoring and evaluation mechanisms, which will allow for more strategic and sustainable decision-making in the coming years.

Among its objectives for 2025, the developer aims to continue generating a positive impact in the communities where it operates, comprehensively addressing the three pillars of sustainability: environmental, social, and governance. They reaffirm their commitment to constant measurement and continuous improvement, recognizing that sustainability is an evolving path. They also call on other companies to join them in this vision, promoting more responsible and conscious development for the country.

ÍNTEGRO is committed to being a catalyst for change in Guatemala's real estate industry, promoting sustainability as a strategic, profitable, and necessary practice.

“We want to pave the way, but also invite other players in the sector to join us. The more companies that commit to positive impact, the greater the transformation we can generate as an industry and as a country,” added Jorge Mario Figueroa, CEO of ÍNTEGRO.

The report, which can be consulted on the company's official website, seeks not only to be accountable, but also to inspire a new way of developing in Guatemala, where sustainability is the standard and not the exception.
